  • The Breakfast is designed for people working in and around property. You might be an investor, developer, landlord, deal sourcer, service provider, consultant or business owner who supports the property sector.

    If you want honest conversation, practical advice and a friendly, ego-free room, you’ll feel at home here.

  • The breakfast runs from 7:30-9:30am.

    Oulton Hall offers a delicious hotel-style breakfast and a hot drink so you’ll get this first. Be ready to start at 7:30am.

  • After breakfast, Paul chairs a round-table where everyone gets equal time to talk through:

    • a property problem

    • a deal you’re analysing

    • a challenge you’re navigating

    • or an opportunity you want feedback on

    You’ll hear multiple viewpoints and leave with clear, practical next steps.

  • Everything from deal analysis, HMOs, raising private finance, networking effectively, lettings, compliance, mindset, marketing and cashflow.

    The mix changes each session depending on what the group brings.

  • Paul Lanfear.

    Paul has over 10 years of experience as a property investor, runs a successful portfolio and is co-owner of Property Angels. He chairs the session to keep it focused, fair and genuinely useful.

    You’ll meet great people, but the value comes from focused discussion, shared problem solving and honest insight rather than business-card swapping.
